Split Broker Share

When the broker side goes to more than one company

Plenty of brokerages owe a partner company or a franchise a piece of every transaction, each with its own annual ceiling. SplitRE tracks both pots separately and stops each one the moment it fills, without anybody rebuilding a spreadsheet in March.

For example, on an 80/20 split with $10,000 a year going to the broker side:

  • The first $500 of each deal's 20% goes to Axen Realty, which stops at $3,000
  • The rest goes to DownTown Realty, which stops at $7,000
  • When Axen fills in March, the agent keeps that $500 and still pays DownTown
  • Each company gets a fixed amount, a percentage, or whatever is left
  • Each company has its own annual cap and stops on its own
  • A capped company's share goes back to the agent, or on to the next company
  • Only your own share counts as your revenue; the rest is reported as passed through
  • A progress bar per company on the dashboard and in each agent's record

Co-Listing & Splits

One deal, more than one agent

A co-listing, a mentor and mentee, or an in-house deal where the listing side and the buyer side are both your agents. Add up to six agents to a single deal, each with a GCI share percentage. Whole-deal deductions come off the top once, then each agent's share runs through their own plan and their own cap.
